Here is my AC situation in the house. I have two units in a 3800 sqft house. The upper unit is served by a 3.5ton and the downstairs is served by a 4to n AC. My upstairs is running most of the time and cooling the whole house while the downstairs is not running at all. First of all, I think the t-stat in the upstairs room is short-cycling. I have both ACs set at 78. The upstairs AC stays at 78 even when its done cooling.
I think the blow in the room on the 2nd floor with the t-stat is very low. I mean I can stand under the vent and can feel the air coming out but its no t much. Since the air pressure is low, it takes time to cool the room with t-stat, while the blow in other rooms is good therefore those rooms are good. Also, since my t-stat does not have have the differential setting of +-2 degrees, as soon as it hits 79, it kicks off and keeps going until it hits 78.1, while in other rooms it is around 76.
Now I ask this question. Why is the blow so low in the room with the t-stat? My analysis is that the builder have configured to use the 2nd floor AC unit to cool our family living which has 20′ ceilings. Since it cools our famil y, it sort of cools the whole house and the downstairs AC never turns on. I also check in the attic if the duct to the room with t-stat is kinked or broken but it looks good.
My analysis might be completely wrong here. I dont know but my problem is still there and I feat that my AC unit might not last long as it is running m ostly all the time and cooling the whole 3800 sqft house.
I had the tech. guy from Broward Factory Service (BFS warranty company) come out to take a look and he said the AC is working fine and its running as efficiently as it is designed to do. I dont trust them because if someth ing needed to be fixed it would come out from their pocket. Also, if it was working jsut fine then how come the downstairs AC is not turning on?
At this time I have no idea what to do. I am thinking about have some air-conditioning company come out and take a look at how the whole AC system is s et up in my house. I believe that the ducts in teh attic need to be re-configured to connect the family living to downstairs AC unit. This will restore the blow in the room upstairs.
This whole situation is driving me nuts and is causing lots of frustration as we just bought this house hardly 2 months ago. The house is only 2.5 years old.
